Strategic Property Partners Reveal Bold Vision & New Project Details for Water Street Tampa’s Transformational Entertainment District
Moss & Barton Malow Selected as General Contractors, Gensler Named Architect for Landmark Destination
TAMPA, Fla. (May 21, 2026) —Strategic Property Partners (SPP) today announced a major milestone in the advancement of its transformational entertainment district at Water Street Tampa, formally moving the project into the City of Tampa’s development review process. The submission reflects months of planning and design work and underscores SPP’s confidence in the vision, team and long-term execution of the next phase of Water Street Tampa.
Anchored by a new 3,500‑capacity live music and entertainment venue and a 250‑key hotel, the project extends the Water Street Tampa model of integrated, mixed‑use placemaking into an entertainment‑focused district. Approximately 80,000 square feet of entertainment‑driven retail, dining and hospitality uses are intentionally layered with activated public gathering spaces to create a walkable destination that remains active on both event and non‑event days.

Envisioned as a natural extension of Water Street Tampa and Ford Thunder Alley, the district will blend entertainment, retail, hospitality and public gathering spaces into a walkable destination that further strengthens downtown Tampa’s position as a hub for live music, sports and cultural experiences.
At the center of the district will be a new 3,500‑capacity live music and entertainment venue operated in partnership with Vinik Sports Group (VSG). Building on Tampa’s strong independent venue scene, the space fills a critical capacity gap—providing a next‑stage platform for artists who are ready to scale beyond smaller rooms but not yet positioned for arena‑scale performances, while also supporting comedy, immersive experiences, special events and community programming.
The venue will feature an “open room” model, an independent operating structure that allows the space to host artists, tours and events from any promoter or entertainment company rather than being tied exclusively to a single operator or touring pipeline.
The approach creates greater flexibility in booking, programming and event variety while allowing the venue to adapt to evolving audience demand and entertainment trends.

Venue
- A 2,800-person general admission floor with an additional 700-person mezzanine level
- More than 8,000 square feet of exterior terrace space overlooking Channelside Drive
- A 6,000-square-foot VIP lounge
Hotel
- A 250-key hotel integrated directly into the entertainment district
- A 12,000-square-foot amenity and pool deck level
- Direct VIP connectivity to the venue with a private entrance connected to the hotel lobby and amenity deck
Retail & Dining
- Approximately 80,000 square feet of entertainment-focused retail, dining and hospitality offerings
- Retail and restaurant spaces spread across two levels activating Channelside Drive, Morgan Street and Jefferson Street
- Spaces designed to operate independently while also benefiting from the activity created by concerts, sporting events and district programming
Parking & Access
- Approximately 1,000 parking spaces integrated into the development
- A covered three-lane central valet and rideshare drop-off experience
- Direct access serving the venue, hotel and retail components through a covered porte-cochère
Public Realm
- More than 25,000 square feet of activated public realm and gathering space
- A central plaza facing Channelside Drive and Benchmark International Arena designed to support year-round community activity, pre-event programming and outdoor entertainment experiences
SPP also announced that Moss Construction and Barton Malow have been selected as the project’s joint venture general contractors, with global architecture and design firm Gensler serving as architect.

The firms added that the project represents a rare opportunity to help deliver another defining destination within Water Street Tampa while executing a complex, large-scale development that will serve Tampa residents and visitors for generations to come.
Moss Construction previously served as general contractor for Water Street Tampa’s Cora residential building during the first phase of Water Street Tampa.
An official name for the entertainment district and hotel partnership will be announced at a later date.
SPP currently anticipates breaking ground on the project in early 2027.
